Potential property purveyors will soon face another challenge alongside the current economic climate when marketing themselves to prospective buyers or renters. Upcoming changes to Northern Ireland regulations will make it a requirement to have an Energy Performance Rating when marketing the property. Brian Clarke Chartered Surveyor with Best Property Services said the buyer or tenant always had the right to ask for an EPC before entering into a contract but that many owners/ landlords are largely unaware of the guidelines. “This regulation change that comes into effect later this year means that the owner will have to have a commercial EPC before they market the property for either rental or sale,” he added.
